Great cities are never finished. They evolve over time, shaped by bold ideas, meaningful investments, and a vision for how people want to live, work, gather, and connect.
For decades, Ayala Land has been at the forefront of that evolution with Ayala Land Estates in Makati City, transforming into far more than the country’s premier business district. Through thoughtfully planned developments, green open spaces, cultural destinations, world-class hospitality experiences, and vibrant mixed-use communities, it continues to evolve as one of the most dynamic urban centers where global sophistication meets distinctly Filipino character.
Nowhere is this transformation more evident than around Ayala Triangle Gardens. Once a quiet respite in the heart of the central business district, the park has evolved into one of Metro Manila’s most vibrant lifestyle destinations. Throughout the year, it serves as a gathering place for outdoor concerts, seasonal celebrations, art installations, wellness activities, and everyday moments that bring people together. Around it, a thriving ecosystem of luxury retail, acclaimed restaurants, creative spaces, and premium residences has emerged, creating a neighborhood that feels both cosmopolitan and deeply rooted in local identity.
It is within this evolving landscape that one of the most anticipated hospitality openings in the country will take place.

In late 2026, Mandarin Oriental Makati, Manila will open its doors above Ayala Triangle Gardens, marking the long-awaited return of one of the world’s most iconic luxury hospitality brands to the Philippine capital.
More than a hotel opening, the return of Mandarin Oriental represents a homecoming.
For generations of Filipinos, Mandarin Oriental was woven into the fabric of city life. It was where families celebrated milestones, where friendships were strengthened over long lunches, where business relationships were forged, and where some of Manila’s most memorable evenings unfolded. From 1976 until 2014, it was more than a hotel—it was part of the city’s story.
Its return arrives at a fitting moment as Makati enters a new era shaped by thoughtful urban development, cultural vitality, and a renewed appreciation for meaningful experiences. Mandarin Oriental returns not simply as a hospitality brand, but as a symbol of how far the city has come and where it is headed next.
“This is a proud moment for our team together with Mandarin Oriental. We have created a place that feels deeply Filipino while offering the very best of global luxury. Every detail, from the locally crafted interiors to the dining and wellness facilities, has been designed to celebrate who we are as a people and to welcome the world to experience it. The city has been evolving into something truly extraordinary, and this hotel is our most heartfelt expression of that journey,” said Paloma Urquijo Zobel de Ayala, Ayala Land Creative Director.
Developed through a partnership between Ayala Land and Mandarin Oriental Hotel Group, Mandarin Oriental Makati, Manila has been conceived as a contemporary expression of Filipino luxury.
The hotel will feature 275 guestrooms and suites inspired by nature and enriched by local craftsmanship. Warm timber finishes, woven textures, natural materials, and bespoke artisan details create spaces that feel both refined and welcoming, while flexible room configurations cater to modern travelers, couples, families, and multigenerational groups alike. Select accommodations will include exclusive Club Lounge access and personalized 24-hour butler service.
Dining will be central to the experience, with five distinct restaurant and bar concepts celebrating a vibrant mix of Chinese, Filipino, and international cuisines. Local ingredients and regional flavors will take center stage, complemented by the legendary service that has long defined the Mandarin Oriental experience.
“We are returning to a place that has always inspired us,” said Franck Droin, General Manager of Mandarin Oriental Makati, Manila. “The Philippines has such a rich culinary heritage and such extraordinary warmth. Our dining concepts are a celebration of that spirit, bringing together local ingredients, Filipino traditions, and Mandarin Oriental’s global expertise to create experiences that are both rooted in place and internationally relevant.”
At the heart of the property will be an 800-square-meter Spa and Wellness floor inspired by both contemporary wellbeing and traditional Filipino healing practices. Guests will be able to experience traditional treatments alongside holistic wellness programs, yoga facilities, fitness spaces, and a 25-meter outdoor swimming pool overlooking the treetops of Ayala Triangle Gardens.
The hotel will also become one of the city’s most sought-after destinations for celebrations and gatherings. Its 740-square-meter Grand Hall, soaring eight-meter ceilings, and capacity for up to 1,000 guests position it as a premier venue for weddings, milestone occasions, cultural events, and corporate functions, complemented by access to Ayala Triangle Gardens for outdoor experiences.
Strategically located at the heart of Makati and just minutes from Manila’s international airport, Mandarin Oriental Makati further strengthens the city’s position as a leading regional destination for business, culture, and luxury travel.
Ahead of its opening, guests can look forward to the exclusive pre-opening offer, “Your Home For the Holidays,” which includes dining credits, exclusive gifts, and Club Lounge privileges; a fitting welcome back for those who have been waiting for this moment.
The return of Mandarin Oriental is ultimately a story about more than hospitality. It is the culmination of Makati’s continuing evolution into a world-class destination where culture, community, sustainability, and global excellence come together. It reflects Ayala Land’s enduring vision of creating places that enrich lives while celebrating what makes the Philippines unique.
As Makati enters its next chapter, Mandarin Oriental returns not simply as a landmark hotel, but as a symbol of a city that continues to move forward confidently, thoughtfully, and with a deep sense of place.
